Yes please come to Texas. Stay out of Houston and Austin though. You might get it on you. Take a look at Montgomery County. Been here for many years.
Dallas would be a good place to have a PSA store.

Longview/Tyler would be perfect. Better tax incentives and clientele than the bigger areas. Just saying…
PSA could open a Store in every free state and sell out on a regular basis.
Florida needs one. Transfer fees are rising again. I will drive to any store in FL, but Tampa would be the best location.
I would like to see one in Louisiana.
